Le secteur de la copropri\u00e9t\u00e9 et la grande r\u00e9gion de Montr\u00e9al ont \u00e9t\u00e9 particuli\u00e8rement dynamiques.<\/strong>\u00a0La croissance de l\u2019emploi et celle de la population ont permis de soutenir le march\u00e9, malgr\u00e9 les resserrements hypoth\u00e9caires appliqu\u00e9s \u00e0 la fin de 2016.<\/p>\n<p style=\"text-align: justify;\">Le contexte est l\u00e9g\u00e8rement diff\u00e9rent en 2018 avec des restrictions hypoth\u00e9caires suppl\u00e9mentaires, des hausses de taux d\u2019int\u00e9r\u00eat et un taux de ch\u00f4mage tr\u00e8s bas en d\u00e9but d\u2019ann\u00e9e qui limitera la croissance de l\u2019emploi au cours de l\u2019ann\u00e9e.<\/p>\n<p style=\"text-align: justify;\">Avec tous ces changements, l\u2019ann\u00e9e 2018 d\u00e9bute plut\u00f4t au ralenti dans plusieurs secteurs. Par contre, historiquement, le premier trimestre est celui o\u00f9 l&#8217;on compte le moins de transactions publi\u00e9es au Registre foncier du Qu\u00e9bec. Il faudra donc attendre encore quelques mois afin de voir quelles seront les tendances exactes cette ann\u00e9e.<\/p>\n<p style=\"text-align: justify;\">Bref, le march\u00e9 immobilier montr\u00e9alais se porte bien et la croissance des ventes perdure. Par contre, dans bien des r\u00e9gions le portrait est tr\u00e8s diff\u00e9rent. Les augmentations de taux d\u2019int\u00e9r\u00eat, les restrictions hypoth\u00e9caires et une croissance de population plus faible que dans la RMR de Montr\u00e9al (voire m\u00eame une baisse de population dans certaines r\u00e9gions) limitent la demande de logements et font donc reculer les ventes.<\/p>\n<p style=\"text-align: justify;\">En ce qui concerne les prix m\u00e9dians pour l\u2019ensemble du Qu\u00e9bec, ils continuent de cro\u00eetre gr\u00e2ce, entre autres, \u00e0 l\u2019augmentation des ventes \u00e0 Montr\u00e9al, un march\u00e9 g\u00e9n\u00e9ralement plus cher. Le prix m\u00e9dian des unifamiliales au Qu\u00e9bec s\u2019est \u00e9tabli \u00e0 245\u2009000 $ au premier trimestre en hausse de 5 %.
